Factors to consider when leasing properties in Accra

  • Space or open-space

    Normally, big mansions for rent or large apartments should have more room and space for roaming, large halls, banquets, large living rooms and large bedrooms. These spaces are important when considering moving in with children, friends, neighbours and even pets. Smaller apartments might not include these spaces but have extra space for balcony, porch or veranda.

The types of rooms and houses to lease/rent in Ghana

In Ghana, the most common houses or types of accommodation to rent include: single room, single room self-contain, chamber and hall, chamber and hall self-contain, 2-bed room self-contain, 3 bedrooms self-contain, 4 bedrooms self-contain, 5 bedrooms and above.

The more the rooms, the higher the price. When deciding on the best and suitable choice, you should consider your personal needs and wants like, the number of children you are moving in with, your budget and the type of location you prefer against your budget.

  • Single Rooms

    Single Rooms are built for the middle-class people, students, travellers and people with limited resources. Single Rooms are normally leased to people in Ghana from 1-year lease plan to 2 years and above.

    As of 2017, the average monthly price for a single room in Ghana cost GHS100 or $25. Most single rooms are not furnished but may come with a small porch. They might also be part of a compound house surrounded with other neighbours in the same vicinity. And they may share the same amenities like toilets, bathroom and the same compound.

  • Single Room Self Contain

    Single Room self-contain is also called 1 bedroom self-contain. In Ghana, Single Rooms Self-Contains are built with toilet and bath. They might also be built with a kitchen and a small porch attached to it. They might either be isolated with their own compound or built and attached to a bigger house or apartment with multiple single room self-contains in it.

    The average single room self-contain cost from GHS150 to GHS500 and GHS600 depending on the area or location. The price goes up when the location is a highly economical neighbourhood. Some of these high neighbourhoods are East Legon, Dzorwulu, Osu, Labone, Roman Ridge, West Legon, Agbelempe and others.

  • Chamber and Hall/Chamber and Hall Self Contain

    Chamber and Hall or Chamber and Hall Self Contain as the name says explains it. This is the type of room that has a chamber which is the bedroom and the hall which is the living room. Chamber and Hall with self-contain has an extra toilet and bath and if lucky or requested by choice, will comprise of porch and kitchen.

    In Ghana, when you rent or lease chamber and hall, you might be living in a compound with other tenants or neighbours sharing the same space like compound and apartment together. There might be exceptions of isolated chamber and halls self-contain built for rent or lease but prices for rent might be higher than the ones shared with other tenants.

    The average prices for renting chamber and hall in Ghana ranges from GHS250 to GHS350 and as high as GHS700 to GHS800 depending on the economic strengths of that location you are interested in staying.

  • 2 Bedrooms Self-Contain

    2 Bedroom Self-Contain has a two bedroom with a living room and also toilet and bath with kitchen. There might be variations in the placement of the toilet and baths. Some 2 Bedroom Self-Contain might be attached with a toilet and bath to the master bedroom only. Others might have these amenities attached to both bedrooms so visitors can use the extra one. These type of rooms are built as a full house with other comfort benefits. They might also be walled and gated but in a small or portable land or attached with other apartments or estates.

    The average prices for renting 2 Bedrooms Self-Contain in Ghana ranges from GHS1000 to GHS1500 and as high as GHS3000 to GHS4000 depending on the economic strengths of that location.

  • 3 Bedrooms/4 Bedrooms/5,6 to 10 and Above

    3 Bedrooms to 10 Bedrooms are built either in an apartment, full house, storey building or mansion. In Ghana, these type of houses are built exclusively for big families or companies and are either gated and walled or not. They are mostly and always built with toilet and baths in each room and also with kitchen, porch or veranda and spacious for parking, compounds and other amenities.

    The average prices for renting 3 bedroom full houses ranges from GHS2000 to GHS4000 or GHS5000. The average rental prices for 4 bedrooms up to 10 bedrooms range from GHS 5000 to GHS 10000 and sometimes GHS20000.

6 Great Steps to find the best home for rent in Accra

The following steps will speed up the process and time to find the perfect home or property to rent.

  1. Determine your rental budget.

    Before looking for the right Agent or searching online, draft down a personal rental budget. Determine the highest amount you are prepared to pay for your house or apartment a month. Determine the least amount you will pay. Also, consider the minimum payment with your choice of class and type of Geographical location and environment in mind. This is because some locations in Accra have a high cost of rent than other places.

  2. Plan and Brainstorm the features of the house you are pursuing.

    Apart from the normal bedroom, living-room and dining, ask you whether you might want a specific feature, place, outdoor, parking lot, type of design, neighbourhood, or the environment you want. Other possible questions you might ask include whether you need a bigger bathroom, environment with bigger trees, no noise environment, or even the type of material used for building like Brickhouse, block or wood.
